Where is the Property located?
- Located at the 202 San Tan Freeway & Kyrene Rd
- The North East corner
What are the facts on the land we are considering?:
- 16 acre ADOT Property
- First listed @ 1.8 million
- Listed now for $930,000
- $58,000 per acre
Who are the principle parties involved?
- ADOT - Arizona Department of Transportation - owns the land
- The City of Chandler
What has been processed on this property to date?
- We have had meetings & submittals with both parties here is the history:
ADOT
- “Best plan to date”
- Willing to work with us on this plan
City of Chandler:
- Vision & Dream Concept submitted was found doable
- “Good use plan” acceptable reply
- Signage would be approved on building for view from the 202
What is our next step with Vision 202?
- According to Foursquare Bylaws:
Desert Springs Church Membership must approve of purchase with a 2/3 majority approval, before an offer can be submitted. - Voting on property will take place on Sunday Morning both services: Aug 17th
If purchase is approved by church membership:
- We would then submit and offer with ADOT with the following:
- Contingent on a favorable Traffic Study
- Contingent on a favorable HOA approval
- Easement for 3X5 monument signage on Kyrene
- Our offer contract states that final approval is needed from District & International Foursquare
How do we plan to pay for this property?
Payment plan approved and submitted by the Church Council
- Desert Springs Church to raise a total of: $250,000
- $100,000 cash gifts- for down payment
- & $150,000 pledged over the next year (Aug. ‘08 to July ’09)
- The $250,000 would make the monthly payments on the following loan (conservative numbers)
- $900,000 property loan
- $93,000. 10% Down payment
- 24 months @ $6,000.00 - 8 % interest
- Total: $237,000.00
- Sell property at end of 2 years
- Lease back for 3rd year
How much is our present Church building & property worth?
- A Market appraisal was just done (July) and found the following:
- $3,600,000 (based on 21,000sf at $170 per foot) to 3,800,000 with contents.
- Valued at 3.6 – 3.8 Million
How are we going to pay for the “new” buildings and improvements?
- We would use the above funds from the sale of our present property to build
- We would most likely build in a Phase plan – build as we grow.
When would we need to begin the planning and building process?
- Most estimates predict that it will take 1½ to 2 years to plan & process a Master Plan from “concept to permit.”
- Thus we would begin A.S.A.P.
- It will take 10 to 16 months to build
- The hope would be to enjoy Desert Springs Church at it’s new location in the winter of 2011
